Important Information for Fort McMurray Flood Evacuees

The latest available information is provided below for flood evacuees of Shelter-managed properties in downtown Fort McMurray, Alberta.

May 12, 2020
While inspections have been completed at Gannet Place and Whimbrel Terrace and gas and electricity have been restored, all refrigerators in occupied units have been removed and discarded due to food spoilage.
Replacement refrigerators have been ordered and are generally expected to be delivered within one to three weeks. Re-occupancy has commenced in a few units, where replacement refrigerators will be made available within one to two days.
Residents who re-occupy units without a refrigerator are required to accept the inconvenience, without claiming an entitlement or right to any rental rate reduction, and are required to sign a waiver in this regard.
Please note that the building entrance locks have been changed. New building entrance keys may be obtained from the Property Management Office, which is located at 106 – 9602 Franklin Avenue.
All common areas and touch points were cleaned and sanitized following the inspections. The properties will continue to be cleaned and sanitized with increased frequency in order to help prevent the spread of germs. Residents are reminded to practice social distancing when returning to Gannet Place and Whimbrel Terrace.

We are pleased to advise that inspections have been completed at Snowbird Manor.  Gas and electricity to the building, which were interrupted during the flooding, have now been restored. As a result of food spoilage due to the interruption of power, all refrigerators in occupied units have been removed and discarded. Replacement refrigerators have been provided for all residents. The property did not sustain any other damage.
Based on approval which has been received from the Regional Municipality of Wood Buffalo, residents are able to re-occupy their suites at Snowbird Manor, effective May 10, 2020.

We are pleased to advise that inspections have been completed at Parkland Apartments.  Electricity to the building was not interrupted during the flooding and gas has been restored. The property did not sustain any damage.
Based on approval which has been received from the Regional Municipality of Wood Buffalo, residents are able to re-occupy their suites at Parkland Apartments, effective Thursday, May 7, 2020.
The building entrance locks have been changed. New building entrance keys may be obtained from the Property Management Office, which is located at 106 – 9602 Franklin Avenue.
Please note that a boil water advisory remains in effect for all neighbourhoods in Fort McMurray and is expected to remain in effect until September 2020.

Insurance adjusters and contractors are continuing to inspect the portfolio of Shelter-managed apartment properties in downtown Fort McMurray for flood damage.
As a result of the damage that has been sustained, it will not be possible for residents to re-occupy the following properties for several weeks or months:
- Lunar Apartments – 2 Alberta Drive
- Skyview Apartments – 9908 Gordon Avenue
- Whimbrel Terrace Townhomes – 61A Fraser Avenue – 61G Fraser Avenue
Residents should contact their insurance adjuster in order to arrange for the removal of their belongings. Residents should also contact the Property Manager by telephone at (780) 790-0384 or by email at fortmac1_downtown@scpl.com in order to arrange for keys to be returned and for security deposits to be refunded. Residents at Lunar Apartments, Skyview Apartments and Whimbrel Terrace Townhomes who paid May 2020 rent will receive a refund, in full.
We understand that this is a very difficult time for residents of the affected properties. Shelter Canadian manages a number of properties in Fort McMurray and we would be pleased to assist residents in securing alternate accommodation.
While other Shelter-managed downtown properties are not yet ready for re-occupancy, pending further inspections and the restoration of utilities, units are available for lease at Shelter-managed properties in Timberlea.  The Central Leasing Agent for the Timberlea area may be contacted by telephone at (780) 747-6829 or by email at woodbuffaloleasing@scpl.com.

As of 2 pm MDT on May 1, 2020, mandatory evacuation orders were lifted in some flood affected areas in Fort McMurray, including the areas where the following Shelter-managed properties are located:
- Gannet Place
- Lunar Apartments
- Parkland Apartments
- Skyview Apartments
- Snowbird Manor
- Whimbrel Terrace
Until the properties have been inspected and utilities have been restored, the above noted properties are not considered safe to occupy.
Please do not return to your suite at this time.
In order to facilitate the thorough inspection of the properties, notice is hereby provided to all residents of our intention to enter all suites, accompanied by insurance adjusters or other professionals who may be assisting in inspections or remedying damage, prior to the return of residents. Suite contents will not be disturbed, however, it may be necessary to dispose of refrigerators and refrigerator contents in some locations as a result of mould contamination due to power outages.
